What you get
CIDCO homes are typically compact and functional, with basic common facilities. Private projects lead with amenities — clubhouse, gym, pool, landscaped decks — and a wider choice of layouts. A private project is MahaRERA-registered, which gives you a documented timeline and a grievance route.
Cost and resale
A completed CIDCO home carries no GST; an under-construction private home does. Private homes usually charge separately for parking and amenities. On resale, a private flat transfers freely; a CIDCO home is subject to the authority’s transfer rules.

Choose CIDCO if affordability and government backing matter most and you are comfortable with the lottery. Choose a private builder if you want to book now, pick your layout, and buy for lifestyle and long-term appreciation.
