Affordable housing projects in Navi Mumbai under ₹2 crore, 2026–27

A ₹2 crore budget goes a long way in much of India and not very far in central Mumbai. In Navi Mumbai it sits at a useful line: comfortably into a well-specified 2 BHK across most nodes, and into a 3 BHK in the newer ones.

Where the budget works hardest

Taloja, Panvel, Dronagiri, Belapur, Ulwe and the Airoli sectors are where under-₹2-crore inventory is deepest — larger carpet areas, full amenity decks, and room to move up a configuration. These are also the nodes most exposed to the airport-corridor growth story.

Where it buys a foothold

In the established nodes — Vashi, Nerul, Seawoods, Sanpada — the same budget typically buys a compact 2 BHK rather than a large one, but with connectivity and social infrastructure that already exist.

What to check before you commit

Read the price all the way through: base rate, floor-rise, parking, club and infrastructure charges, and GST on an under-construction home. Confirm the MahaRERA registration and the possession timeline in writing, and weigh how much of the ‘affordability’ depends on infrastructure that hasn’t opened yet.
